Advocate Appreciation Program Rules & Regulations

• At no time may your Advocate Appreciation points be purchased, sold or bartered.
• I reserve the right to change these rules and conditions at anytime for any reason
• Under NO CONDITIONS can a business partner (nor their family members)  in an allied field become a member of this program. This includes, but is not limited to, residential lenders or banks, real estate attorney’s, title company employees, or any other trades or companies which are considered illegal by the legislative and legal rules related to this subject whose main intent is to prevent “kickbacks” for referring business to each other.
• The points accumulated in this program are NOT to be considered CASH, but rather, the points represent a value of a gift you can redeem ONLY through this site.
• You can redeem your gift at anytime once the points are awarded. You will be notified once the points are awarded (or you can go online and see your point status)
• It is mandatory you supply your correct contact information so you can be properly entered into the program.
• All referrals generated which are deemed to be innaccurate or not valid will be rectified if possible and properly credited (for example, if the incorrect contact information was entered inadvertantly). Once the correction has been made, program points will be awarded as er the rules outlined below.
• If you choose not to have your name shown online, you will still be eligible for and receive points according to the rules outline here
• Any points earned will be awarded to one of two categories:
  ◦ Gold Level points earned
  ◦ Platinum Level points earned
• The Gold Level is defined as when a referral is made to me by you and for whatever reason, the person you refer me to chooses to hire another agent or NOT to use my services. The person has to be in the market for an agent in order for your referral to earn points.
• Gold Level points are defined as points earned towards gifts within the GOLD category ONLY.
• If for some reason, the person you refer me too is not looking for an agent, you will not earn points towards your program points and ultimate gift redemption. The referral has to be for a current person in need of a real estate agent within the City of Chicago, Evanston or Oak Park. Cities outside of these are determined by whether I would feel comfortable representing your referral and if I feel I can offer them the highest level of real estate services possible.
• Gold Level is my way of saying thank you for considering me and even though the referral did not lead to a client, I value your referral and I want to offer you a gift for your considering me.
• In the Gold Level, you will earn 1,000 points for each referral you make that does not work out.
• Platinum Level points are defined as points earned towards gifts in the PLATINUM category ONLY
• Platimum Levels range from Level 1 through Level 6. Each of these levels are based upon the price range of the referral’s closing amount whether it be a purchase or a sale or both.
• The Platinum Level points are earned after your referral and I decide to work together AND their real estate transaction is completed as a closed purchase, sale or both. “Closed” is defined as a purchased or sold property where the title is transferred into or out of (respectively) the buyer or seller (or both) you refer me to and I receive my earned commission at that closing.
• Double Bonus Points can be earned when you refer me to a client (referral) who is both buying and selling a home or residence in the City of Chicago, Evanston or Oak Park or other as outlined above.  In this case, the points you earn will be equivalent to the COMBINED purchase and sale price and the appropriate combined value points will be applied to your account. The higher in value a property the more value in points that are earned.
  • $200,000 – 399,999price  range of a CLOSED purchase, sale or both= 1,000 points
  • $400,000-599,999 price range of a CLOSED purchase, sale or both = 2,000 points
  • $600,000-749,999 price range of a CLOSED purchase, sale or both = 3,000 points
  • $750,000-999,999 price range of a CLOSED purchase, sale or both = 4,000 points
  • $1,000,000-1,499,999 price range of a CLOSED purchase, sale or both = 5, 000 points
  • $1,500,000-2,000,000+  price range of a CLOSED purchase, sale or both = 6,000 points

• Gold Level points CANNOT be used for Platinum Level gifts, nor can Platinum Level points be redeemed for Gold Level gifts. The two programs are mutually exclusive.
• You can redeem your points at anytime once the referral is received and once it is determined which type of referral you made (Gold or Platinum). This can take several days or even weeks depending upon the pace of your referral. In no way is it my intention to stall or prevent you from earning your points. I will apply them as soon as possible after the Level is determined
• You can let your points accumulate and choose a higher point level gift. While your points stop accumulating on December 31, you have several months (through Feb 28) to redeem your points as outlined below.
• Points DO NOT ROLLOVER (except as outlined below) and are only redeemable within the calendar year (all points stop accumulating December 31 and need to be redeemed before February 28th of the following year: two calendar months after the New Year.
• Any referrals made after November 1 can be redeemed until December 31 of the FOLLOWING year.  This is the only rollover of points allowed.
• If you tell someone about me and do not use the online submission form, you can still earn points. When I receive the phone call from the referral, one of the questions I will ask is “How did you hear about me? Did someone refer you to me” If they mention your name, it will be recorded and you will earn the appropriate number of points. It is, however, a good idea for you to email me or call and let me know you made the referral and to whom.
• Income tax liability on these gifts, if any, is your responsibility
• All gift items chosen on this website are subject to my supplier stock availablility. If an item is no longer available, you can subsistute that gift choice with another item.
• NO gift choice substitutions or model upgrades
• Jim Gramata will have final say on all matters of interpretation or dispute. This is meant to be an incentive program and consolation for having considered me as a referral only.
