Toll Free Property Information Phone Number- Your property will have its own toll free phone number with unlimited extensions which will be used in all of the marketing products including mailings, yard signs, property podcasts, MLS listings and e-campaigns. When a prospective buyer makes a call to that number, our technology captures the phone number of the caller using Automatic Number Identifier (ANI) which cannot be blocked like Caller I.D. ANI is the most reliable and accurate phone capturing technology available as well as a matching name and address when available and provides this information within minutes to our team.
The caller will listen to a professionally recorded property description and is then given a series of prompts for more information including automated fax or email transfers of listing documents including property flyers and MLS sheets. This powerful system allows prospects to be instantly informed of the property features and within minutes it is followed up with a phone call by someone on our team. Reports of all activity will be forwarded to you, the owner monthly.
Once a prospect makes the call, our team is notified of the callers name, address and phone number within minutes. The callers data is also downloaded to my office database of prospects for later follow up (mailings, phone calls, etc). Once I receive the information that the phone call was made on your property, I make a follow up call to answer any questions they might have and request a convenient time for them to visit the home or open house if one is scheduled.
Interactive Marketing- Every listing I market I create a dedicated page on this website, complete with detailed property information, photo gallery, podcast and virtual tour. This specific webpage for your property will be used in all advertising. I will also advertise your listing on leading real estate web sites including ChicagoTribune.com/Homes and Realtor.com. In addition, I utilize the Internet and e-mail to distribute regular e-nouncements and monthly e-newsletters to an extensive network of brokers, clients and contacts I have developed over my 15 years in the real estate business.
Property Video Podcast & RSS Marketing- Every listing I market will have its own professionally produced and narrated video podcast which will be distributed to a potential client pool of millions of people. This videocast will include specific sales and marketing features of your property which can be downloaded to an ipod or mp3 for a more mobile marketing strategy and will be marketed to prospective buyers in dvd (local) and podcast (virtual) formats. This is an exclusive feature of our listings which we feel distinguishes our services from other agents.
Constant Connect Market Watch- If we work together I will get you set up in my Constant Connect Program (click here for more details). Together we will search current active properties in our area (our competitors). We then will get daily market updates on what is happening with properties in our area including if there is a new listing , a contract pending, a price reduction or an off market. We need to know what is happening within our specific market and this will alert us daily if there needs to be a tweak in our marketing strategy.
Broker Relationships- We will also market your property to real estate brokers via the Multiple Listing Service (MLS), broker open houses , direct mail and e-mail campaigns, special events and good old-fashioned networking. I also can customize an advertising program for your home that includes Tribune classified, local, national and community newspapers, and lifestyle and special interest magazines. Our online advertising includes many local and national distributors distributed to a buyer pool of millions and millions of potential buyers.
Graphics & Marketing - Look around this website. All of these pages were written and designed by me as well as all of the e-campaigns, postcards and general graphics. I have a high level of expertise in the graphics and design field (I have a Masters of Architecture ). When creating a marketing plan, I utilize all of my skills including the graphic layout capabilities, the technical knowledge to create and publish podcast's, the computer skills to create video dvd's or photo slideshows for select prospective buyers. One of my hobbies is photography and I know the importance of presenting the property in the best possible format which starts with creative angles and photography to present the property in the best possible way.
